Provo Riverhouse is a brand-new riverside lodge in Vivian Park, about 7,000 square feet on the Provo River and a short drive from Sundance. Sleeps 24 across seven bedrooms, a loft, and a bonus room above the garage. Six king bedrooms, a bunk room with three bunk sets, loft bunks, a king pull-out sofa, seven bathrooms, hot tub, barrel sauna, fire pit, lots of parking, and three electric vehicle chargers. First stays begin October 15, 2026.

The house sleeps 24. There are seven bedrooms: six with king beds, plus a bunk room with three sets of bunk beds. There is also a loft with two bunk sets, and a bonus room above the garage with a king pull-out sofa bed. Seven bathrooms keep mornings from turning into a traffic jam. The main floor has a great room with a fireplace and covered patio access, dining for the full group, and a large kitchen with a big island. There is a second kitchen in the recreation wing for big meals or catering. You also get a recreation room, den, office, mudroom, and laundry. The heated game garage is about 850 square feet and will be set up for games and river gear once finish work is done. Upstairs includes master and guest suites with walk-in closets, more king bedrooms, the bunk room, a family room, the loft, the bonus room above the garage, and several decks. Outside there is river frontage, a hot tub, a barrel sauna, a fire pit, plenty of parking, and three electric vehicle chargers. You have the entire home. We send the house manual and lock details after you book. Getting around and things to do: You are on the Provo River in Vivian Park, with the paved Provo River Parkway ending right here. Ride bikes down the canyon into Orem for food, coffee, or groceries, then coast back up along the river. Pedal up South Fork or past Bridal Veil Falls. Ski and snowboard at Sundance Mountain Resort nearby; Park City is about an hour away. Summer: fly fishing on the Provo River, horseback riding at Sundance, hiking, and side-by-side outings on designated routes (not the paved parkway). Deer Creek Reservoir for boating. Midway and Heber Valley for Swiss Days, ice castles, and hot springs. Provo and Orem for restaurants, BYU games, and Freedom Festival around July 4.

This listing is for the whole house only. We are not offering split-unit rentals at launch. Quiet hours apply in this mountain neighborhood. Please follow the drain and trash guidelines in the house manual because the home is on a septic system. No parties or events without written approval ahead of time. Taxes and fees show at checkout. Exterior security cameras cover the driveway, front entrance, and exterior grounds. There are no indoor cameras, and we do not record the hot tub or sauna areas. Getting around and things to do: You are on the Provo River in Vivian Park, with the paved Provo River Parkway ending right here. Ride bikes down the canyon into Orem for food, coffee, or groceries, then coast back up along the river the whole way. Keep going south on the same trail toward Provo and Utah Lake if you want a longer day. Pedal up South Fork for quieter canyon riding, or stay on the main parkway past Bridal Veil Falls toward the valley. Winter is for skiing and snowboarding at Sundance Mountain Resort a short drive up the canyon, with Park City resorts about an hour away for a bigger mountain day. Summer brings fly fishing on the Provo River, horseback riding at Sundance, hiking, and side-by-side or ATV outings on designated canyon and Wasatch back routes (not on the paved parkway). Deer Creek Reservoir is a quick drive for boating, paddleboards, and fishing. Midway and Heber Valley are close for Swiss Days, ice castles in winter, hot springs, and a small-town day out. Provo and Orem cover restaurants, BYU game days, and America's Freedom Festival around the Fourth of July.
